The Palisades

This project included a complete Building Envelope Rehabilitation of 2 buildings containing 60 condominium units of concrete and wood frame construction on 4 floors. Included in the scope were a new SBS flat roof with a complete re-sloping package, new shingle roof, balcony and deck membranes, Hardi plank siding and podium membrane tie-ins.

During the project, extensive water ingress damage was discovered at the decks resulting in substantial interior repairs including structural upgrades required by code. The perimeter drainage system was also found to be inadequate and additional cored drains and plumbing was added.

As the water ingress damage was so significant and affected so many of the suites so extensively, Silex had to take an extremely careful scheduled approach to plan for multiple options to accommodate so many occupant schedules.

In addition, Silex worked with the engineers to provide a revised structural design for all 60 balconies in order to avoid removing the ceilings of all the suites for the structural tie-ins.
